Kwikset Deadbolt Installation: The New York City Owner’s Guide

Which Kwikset Models This Applies To
Kwikset’s residential deadbolts fall into three main series you’ll see in New York City buildings, and the right part depends on which one you have.
660 Series - the standard single-cylinder deadbolt you’ll find in most Queens and Brooklyn row houses. Round faceplate, 1-inch bolt throw, backset of either 2-3/8 or 2-3/4 inches. The backset measurement is the distance from the door edge to the center of the keyhole. Get this wrong and the bolt won’t align with the strike.
980/985 Series - Kwikset’s SmartKey rekeyable line, common in newer Bronx and Staten Island construction and anywhere a landlord wants to rekey between tenants without removing the cylinder. The SmartKey cylinder looks identical to the 660 from the outside but the internal sidebar mechanism is entirely different. A standard 660 cylinder will not fit.
892/893 Series - the Halifax and Contemporary round deadbolts, popular in Manhattan renovations where aesthetics matter. These use the same internal chassis as the 660 but with a smaller, sleeker escutcheon. The mounting holes are closer together at 3-1/2 inches center-to-center versus the traditional 5-1/2 inches.
We carry OEM Kwikset parts and quality aftermarket equivalents from Arrow and Defiant where they match spec. For SmartKey cylinders, we stick with OEM - the rekey mechanism is too finicky for generics. We’re an independent service provider, not affiliated with Kwikset.
Signs Your Kwikset Deadbolt Installation Is Failing
- The key turns but the bolt doesn’t move. Usually the tailpiece has sheared or the cam inside the chassis has cracked. In New York City’s humidity swings - summer wet to winter dry - metal fatigue hits faster than the manufacturer rates for.
- The thumb turn spins freely in both directions. The spindle connecting thumb turn to bolt mechanism has stripped or the set screw has backed out. In older Park Slope and Crown Heights rentals, we see this after decades of tenants overtightening.
- The bolt sticks or requires shoulder pressure to extend. The bolt face is binding against the strike plate, often because the door has settled on its hinges or the building frame has shifted. Very common in prewar Manhattan buildings with wooden frames that breathe seasonally.
- The key works in warm weather but not cold. The cylinder pins are gumming with old lubricant that thickens below 40 degrees. We see this complaint spike every January in drafty Queens basements and unheated Brooklyn vestibules.
- The entire deadbolt is loose and wobbles when you pull the key. The mounting screws have stripped out of the door or the chassis collar has cracked. Hollow-core doors in postwar co-ops are especially prone - there’s not enough wood for the screws to bite.

DIY or Call Us?
There’s a safe middle ground here. You can check the backset measurement yourself with a tape measure - door edge to keyhole center. You can confirm whether your door is 1-3/8 or 1-3/4 inches thick, which determines the bolt length. You can even test whether the binding is the bolt or the strike by removing the strike plate and seeing if the bolt throws smoothly into open air.
Where DIY goes wrong: drilling new holes without a door jig, which leaves splintered wood and misaligned hardware. Forcing a SmartKey cylinder into a standard chassis. And the classic mistake - buying a deadbolt online that matches your finish but not your backset, then discovering the bolt hits the jamb edge instead of the strike hole.

FAQs
In normal residential use, a Kwikset deadbolt should give you 15-20 years, but New York City’s climate cuts that closer to 10-12 for exterior doors. The humidity cycles in spring and fall, plus road salt tracked into vestibules all winter, corrode internal springs faster than drier climates. If your door faces direct sun on a south-facing Manhattan facade, UV also degrades rubber gaskets that keep moisture out of the cylinder. Sometimes, but rarely worth it for standard residential models. A cracked chassis or sheared tailpiece means replacing the internal mechanism, which costs nearly as much as a new deadbolt and leaves you with old, worn cylinders. The exception is high-end Kwikset Signature Series or commercial-grade B-series deadbolts, where individual components are available and the hardware justifies the labor.
